Welcome to Irvine Terrace

Sought-after seaside haven with elevated views of the harbor and islands

Irvine Terrace is everything you’d expect from an area with such a name—and more. This highly sought-after seaside community has some of the most jaw-dropping views in all of Corona del Mar. The terraced lots and bluffs on which the gorgeous single-level homes are perched offer unmatched panoramic views of the Pacific Ocean, Newport Harbor, and both Balboa and Catalina Islands. The front row of streets situated on the bedrock allows an up-close and personal view of boating and other activities in the harbor. This spectacular field of vision doesn’t end there. When the sun sets on Irvine Terrace, the dramatic and astonishing views of the city don’t set with it—the city lights at night are just as awe-inspiring. Located on the ocean side of the Pacific Coast Highway and in close proximity to world-class shopping and amenities at the Village, Irvine Terrace is proof that living seaside can be both beachy and luxurious.

People & Lifestyle

Although the area boasts over 400 customized homes, the expansive Irvine Terrace is grounded in its small-town feel and friendliness. The geography of this neighborly community is largely centered around the peaceful community park, which residents often frequent for its green spaces, open fields, tennis and basketball courts, and playground. It’s a wonderful and popular venue for events, organized sports, and holiday celebrations. Whether for a sunset stroll on the beach or a jog through the park, the warm and friendly people of Irvine Terrace love to get outdoors and stay connected to their community.

Dining, Entertainment & Shopping

If you like classic dining and a clean yet exciting aesthetic, Irvine Terrace is the place for you.

The area is brimming with all types of quality establishments. In addition to the well-known and vivacious Corona del Mar Village, the incredible shopping and dining complex Fashion Island is nearby. This outpost has beautiful outdoor, walkable paths that lead to a variety of stores, shops, restaurants, cafés, and boutiques. Gulfstream is a popular American eatery that specializes in seafood and sets the mood with its funky yet classy marine-themed dining room. Consider dining outside on the patio, where there’s a mesmerizing and romantic fireplace in the middle of the space. Another spot that has a gorgeous garden terrace and outdoor fireplace is Fig and Olive. Reminiscent of the French Riviera, this upscale restaurant serves fresh seasonal food and beautifully-plated (and equally as tasty) Meditteranean dishes.

Things to Do

In Irvine Terrace, being near the water is a way of life. Balboa Bay Club is an iconic yacht club at Newport Beach, which also has an impressive state-of-the-art fitness center. If you like a less structured social and outdoor setting that still centers around a love of water, take the bridge (or Balboa Island Ferry) to the harborside community of Balboa Island. Here, you’ll find chic coastal shops, restaurants, and cafés with all types of cuisine and chocolate-covered desserts, and a sunshine-filled boardwalk to stroll on. Newport Beach Country Club is another sophisticated and social option for fun in the area. You can play a round of golf out on the green or enjoy a nice meal with family or friends on the clubhouse patio. No matter what you choose, there are many interesting and relaxing options to take advantage of inside and around Irvine Terrace.
